Terms & Conditions

Reservations are accepted on the following terms:

1. A contract of booking is made once we have
- received your completed booking form
- received your initial (non-refundable) deposit of 25% of the agreed rental price
- confirmed the booking with you
Telephone and email bookings (not just inquiries) will be held for up to 7 days pending receipt of the above.

2. The (non-refundable) balance payment is due 4 weeks before the arrival date. If this payment is not made then the flat will be made available to other tenants and the initial deposit will be lost.

3. A breakage/damage deposit cheque of £100 is due on arrival and is returnable within 2 weeks of the departure date. Deductions will be made for breakages, damages, lost keys or excessive cleaning.

4. If the booking date is less than 4 weeks from the arrival date then the full agreed rental price should be sent with the completed booking form.

5. The flat is available from 3pm on the day of arrival and must be vacated by 10am on the day of departure, unless otherwise agreed.

6. The number of people to occupy the flat must not exceed the number agreed on the booking form.

7. All linen and towels are provided. All reasonable gas & electricity usage is included in the agreed rental price.

8. Any complaint or problem should be reported immediately.

9. The flat owners & their employees shall not be liable to you or any member of your party for any loss or damage to your property or person, however caused.

10. We reserve the right to refuse any booking or to cancel a booking in the extremely unlikely event of the flat becoming unavailable through any event outside of our control. These occasions would be subject to a full refund of any monies paid or the option to transfer to another flat, should one be available, at no extra cost.

11. In the (hopefully!) unlikely event of any disputes or disturbance, then the flat owners & their employees reserve the right to terminate the stay without notice.

12. The flat owners & their employees shall be allowed the right of entry to the property at all reasonable times for the purpose of servicing the flat or to carry out any necessary repairs or maintenance.

13. Smoking is not permitted in the flat.

14. With the exception of Guide Dogs, we regret that pets are not allowed in the flat.

15. Arrival information & directions will be made available the week prior to arrival.

Payment of your deposit or full agreed rental price signifies acceptance of the above terms and conditions.
